There are 6 queen beds, 1 full over full bunk bed (note: top bed 175 pound weight capacity), a modular sofa that converts to a queen bed, and a second sofa that folds into a bed that is full sized. 2 queen air mattresses are also available for a total of 9 beds and 2 air mattresses. Each bedroom features a 65\ 4K Samsung TV with surround sound system. There is a sofa which converts into another bed in this room. The living room has tons of natural light and opens out into the backyard. The kitchen looks out into the living room. The kitchen is a full kitchen with gas stovetop, fridge, air fryer, 2 ovens, microwave, keurig coffee machine, toaster, blender, wine glasses, and plenty of cutlery and dining sets, along with usual kitchen and barbecue cookware. A charcoal grill is outside in the backyard. The kitchen also has a breakfast nook which seats 4 people. Dining room has a modern table with marble countertop. Game Room has a 65\ s near the airport public transit is likely doable but is going to be much less convenient. The carport can hold 2 cars and the driveway another 2-3. There is also parking on the street outside the home. Please note: The jetted hot tub costs extra. Please contact me to price. Depending on length of stay and time of year it is $60-$100 usually. Events & pets are allowed but only if confirmed beforehand. The pet fee is $200 per trip to account for cleaning. Any damage caused by the pet must be covered by the guest. Visitors cost $15 per visitor. Overnight guests MUST be included in the stay. There is a cost to them but it depends on how many guests and how many nights, so the price will update to the correct total once you put in the correct amount of overnight guests. PLEASE NOTE: The home is fenced but if you are bringing a pet please check for yourself if he can fit through the entire perimeter of the fence. We will not be held liable for lost pets. The backyard supply sheds and all utility closets are off limits to guests. They are not a part of your booking. By booking the listing you are agreeing to the following rules and agree to pay any of the penalty fees for violation listed below. Any guest who breaks any of the below rules should realize that VRBO can cancel the reservation immediately, and you will still owe these fees. The point of these is not to charge you them but rather to make sure you clear all plans with me and use the home appropriately. Unauthorized raging parties, smoking indoors, sneaking in extra people, disrupting neighbors, undisclosed pets, etc., will not be tolerated at the home. VRBO requires I file a police report for damage over $300. $5,000-$8,000 is a felony. I understand it can be tempting to book for 2 people and then attempt to throw a 30+ person party and hope I don s policy of allowing service animals without discrimination unless health and safety becomes an issue. My family members suffer from moderate to severe pet allergies and this is our primary living space when not hosting guests. As such we can only welcome non-shedding/no dander companions to our house as we need to guarantee the health of our family members. 6. No loud or excessive noise after City Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident. 7. Anybody using the yard or athletic equipment for athletic purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play an athletic event in the yard, and assume all risk in doing so. 9. There is no glass or breakable devices allowed in the backyard. It is incredibly expensive to get glass out of the pool or spa and is a huge safety hazard.
